Strategic Responsibilities:
• Works closely with the Executive Management Team and other Department Heads to set the business direction for the sales and leasing department in alignment with URC's overall objectives, allocated budgets, leasing policies, risk guidelines and other parameters finalised by the EMT
• Selects and manages funds and budget allocations in line with URC's strategic priorities, identifies segments and potential customers, sets sales objectives and monitors the same
• Provides strategic guidance to the Sales and Leasing function activities and ensures focused coverage of research across sectors
• Participates and provides inputs in various control, governance and advisory committees, as applicable to the role
Managerial Responsibilities:
• Forecasts department budgets in conjunction with the organizational budget and secures subsequent approval, tracks expenses and ensures adherence
• Manages the team under the sales and leasing department by evaluating the performance of team members, provides feedback on an ongoing basis, identifies development needs and coaches them to ensure ongoing capability development
• Reviews assignment of staff to Cross Functional Teams (CFT) and, if necessary, revises accordingly
Core Responsibilities:
• Conceptualises a business plan and sales strategy for the market that ensures attainment of company sales goals and profitability
• Draws up the strategy of the sales department and establishes the go‐to‐market plan and coordinates the pace and scope of execution
• Understands the industry, garners market knowledge, deciphers trends, improves sales and negotiating techniques and enables in pricing strategies for current and future projects
• Oversees the Sales and Leasing department and collaborates with other departments within the organization like business development, marketing, asset management and other functional areas
• Identifies and develops strategic partnerships and commercial tie-ups with agencies, commercial retailers, and other potential large clients
• Manages regional and corporate office to ensure consistency of implementation and alignment with URC’s long term business and sales revenue targets
• Evaluates sales mix and adherence to budgeted financial goals to enhance value of sales and leasing deals
• Analyses market conditions and trends, competitive pricing and product in order to make recommendations for adjusting market rents, renewal rates and outright sales pricing
• Presents to top management on sales numbers, revenue targets, budget forecasts and future trends and makes recommendations on sales campaigns
• Ensures quality control of all sales output pertaining to customer acquisition and service delivery
Self-Management:
• Strives to achieve the highest levels of proficiency on all competencies and skills required to perform the role
• Identifies the training and development requirements for self and agrees on them with the Executive Vice President to ensure that the required training is arranged and attended
• Sets performance goals in the beginning of the year after discussion with the Executive Vice President - Sales & Leasing and ensures that the goals are achieved during the course of the year
